Our Project Management Process:

From Planning to Perfect Delivery
Building success starts with a meticulous and transparent process. We manage every phase of your project to ensure efficiency, high quality, and crystal-clear communication.
Phase 1: Preconstruction & Control Setup
Control Bidding & Scope: This phase is focused on setting the project up for financial success. We manage the Invitation to Bid (ITB) process, perform bid analysis, and establish the detailed scope of work. We manage all prime estimates and subcontractor proposals to create the financial rulebook for the project.
Design & Documentation Control: We take command of all project documentation—including architectural, structural, and MEPF drawings. We meticulously track all revisions and addendums to ensure everyone is always working from the most current, accurate information, preventing costly field errors.
Phase 2: Project Management & Tracking
This is the core of our day-to-day work, where we focus on driving accountability and progress on site.
Execution & Schedule Control: We maintain the master schedule, providing constant oversight to ensure work is progressing efficiently. If our data shows a delay, we implement an immediate Recovery Plan to get the team back on track.
Accountability and Documentation: We track all key site activities and labor hours. We use a consistent Project ID across all systems and documentation (e.g., meeting minutes, RFIs, change orders) to ensure every piece of information is organized and instantly cross-referenced.
Communication Hub: We handle all Requests for Information (RFIs) and submittals, ensuring seamless communication among the design team, subcontractors, and vendors.
Phase 3: Financial Management & Invoicing
We ensure total transparency and strict control over your budget during the construction phase.
Budget Control: We maintain the project budget in real-time. By tracking costs against the work performed, we identify any financial variance instantly, allowing us to stop cost overruns before they become a major problem.
Invoice Management: We manage and process all incoming invoices from vendors and subcontractors. Crucially, we use the Project ID system to ensure every invoice is correctly allocated to the right project cost center.
Pay Applications: We manage outgoing pay applications to the client, ensuring all payment requests are accurate, verified, and tied directly to the work completed on site.
Phase 4: Project Closeout & Warranty
Our job isn't done until your project is perfectly handed over.
Final Inspections: We meticulously manage the final punch list and conduct final inspections to ensure every detail meets your specifications and all quality standards are met.
Document Handover: We compile all Operation & Maintenance (O&M) manuals, collect final as-built drawings, and secure all necessary warranties.
Clean Closeout: We guide your project through the final regulatory stages, ensuring a successful conclusion and a clean, problem-free handover of the finished facility.
